Hanover North Broad located at 322 N Broad St., which opened its luxury apartments to metro Philly residents earlier this year, announced it has welcomed its first retail leaseholders within its 17,000 sq. feet of retail space. Houston-based real estate developer Hanover Company has revitalized the Fairmount neighborhood with its designer residential apartments and seeks to further rejuvenate the downtown Philadelphia neighborhood with the addition of specialty retailers within its quarters.

Hanover North Broad residents already appreciate walking distance to the city’s historic theatres and newly opened restaurants and cafés within the neighborhood. They will now enjoy the added convenience of having a gourmet restaurant and a boutique grocer on the ground level of their two-building project at North Broad and Callowhill. Peter Woolsey, Kenneth Bush, and Brad Histand, the restaurateurs behind La Peg and Bistrot La Minette, are set to begin construction of their newest creation, an all-day French café with outdoor seating, in Hanover North Broad’s east building, adjacent to the recently located Pennsylvania Ballet. Additionally, the owners of Palm Tree Gourmet will begin construction on their fifth — and largest –specialty grocery market, offering organic products and some of Philly’s best made-to-order deli counter sandwiches and salads, at the southern corner of Hanover North Broad’s west building, adjacent to Hahnemann University Hospital.

Hanover North Broad is currently leasing one-, two, and three- bedroom apartments, which feature Hanover’s signature design and amenities. The company is confident its designer features and exclusive amenities, such as having downstairs access to exceptional retailers, along with the complex’s perfect proximity to the SEPTA, downtown parks, and cultural landmarks in the area will attract many new residents, both residential and commercial.

Hanover Company’s Adam Harbin says, “We are thrilled to announce the signing of these two retail leases. We have the utmost respect for what the Woolsey-Bush-Histand team has accomplished at the beloved La Peg and Bistrot La Minette, and we are excited for what they have planned at Hanover North Broad. Their all-day French café will serve as an anchor to this rapidly gentrifying neighborhood and will draw regular customers not only from Hanover North Broad residents but also from the broader Callowhill and Spring Garden neighborhoods and adjacent uses, including Hahnemann, the Ballet, the forthcoming police headquarters, and the Convention Center. Similarly, we are excited to welcome Palm Tree Gourmet to Hanover North Broad. With four existing locations around the City and a devout (and growing) customer base, Palm Tree’s new location will provide Hanover North Broad and area residents, workers, and visitors with convenient access to gourmet groceries, soft goods, prepared foods, and a top-flight, made-to-order sandwich bar. In the very near future, Hanover North Broad residents will be just an elevator ride away from some of the best offerings in the City – whether that is an espresso and croissant from the new French café in the morning, or a bag full of gourmet groceries from Palm Tree in the evening. This is what urban living is all about, and it is something that the North Broad area – somewhat inexplicably, given the demand drivers – has lacked for far too long.”

Some more remarkable features within Hanover’s residential community include:

  • Exclusive residents’ private gym, lounge, and media room
  • Landscaped courtyards with outdoor grills and dining areas
  • Designer kitchens featuring stainless steel appliances and granite countertops
  • Luxury finishes such as frameless cabinetry, expansive windows, and 9’6” soaring ceilings (a corner unit contains 16’ ceilings)
