A PLOT of land which comes with one of the most unique building opportunities on the open market has been put up for sale. The 1.13 acre site in the village of Welton sits on the cusp of the English Lake District – and comes with permission to build a Grand Designs-style property.

Special approval has been sought for the plot, because the rural location means it is governed by very strict guidelines under the National Planning Policy Framework.

When the land is bought, the purchaser will have ready-to-go plans for a truly one-off country residence, detailed permission for which has already been granted. The development has been initiated, so the consent is now perpetual.

The plot of land is being marketed by Fine & Country’s Carlisle office – with associate director, Donna Vogt saying it represents one of the most special commissions the team has dealt with.

She added: “The property for which permission has been granted is very special. It is stunning and, when complete, will be beautiful.”

The plot of land is on the market for £330,000. The home for which plans have been approved is an exceptional example of architecture which combines modern living with stunning design and layout.

The plans include five superking ensuite bedrooms, four reception rooms, a gym and south facing outdoor terrace with shade canopies and a water feature.

At first floor level, there will be unrivalled elevated views of the surrounding countryside and the Lake District peak of Blencathra.

The contemporary design gained unanimous approval from the local planning committee before it was again applauded by an independent panel led by a Royal Institute of British Architects (RIBA) representative.

Nick Miller (pictured) , Director at Fine & Country said: “It is just so rare to get permission for a single dwelling on a plot of this size in such a special location.

“But this will be an exceptional piece of architecture. A huge amount of work has gone into the design which went through a very tough, stringent approval process.

“It will become a spectacular home for its new owners who will have full control over the fittings and finish. This property has the potential to realise a dream for someone who is keen to oversee the building of their own unique property.

And with Carlisle just a twelve-minute morning commute away, or 15 minutes to the M6, it is perfectly placed for those considering a move towards the Lake District, he added. The West Coast mainline railway and the newly opened Carlisle Lake District Airport offer wide travel opportunities and commuting options.

“This would be a stunning bolt hole away from city life for anyone considering relocation or a second home.

“We’re looking forward to seeing this design brought to life. It will be a privilege to know we’ve played a part in seeing a home of this significance developed here in Cumbria.”
